See, commercial cleaning is basically a business that cleans other businesses. That’s it.
They clean places like offices, gyms, schools, restaurants, apartment buildings, medical buildings, stores, etc, because those places get dirty every day. People walk in with dirty shoes, spill drinks, throw things away, use the bathrooms, and by the end of the day the place simply needs to be cleaned again. So the building hires a cleaning company to come in on a regular schedule, sometimes every day, sometimes a few times a week to clean it up.
What do I mean by bloated? Well let’s go back down memory lane for a second you guys.
See, when I first got started, I was still working as a bouncer, Monday to Friday, this was around the ChatGPT 3.5 days, this is when AI was nowhere near as mainstream as it is now. And obviously, I was doing exactly what you guys are doing right now. Watching YouTube videos trying to figure out how the hell to make money. And I kept seeing people teaching commercial cleaning companies how to get clients. Usually marketing agencies, lead gen people, gurus, etc.
And they would show them how to build these crazy funnels with cold calls, SMS, forms, follow-ups, booked calls, VSLs, appointment setters, retargeting, all this crazy shit. Sometimes even people like Hormozi who I respect would do this, like he’d design you like a 10-step funnels to get clients, and I disagree with that here. Because a cleaning company does not need a complicated funnel. It needs a building that need f*cking cleaning. That’s all, all of that is just searching machinery. A funnel is what you build when you don't know who the buyer is, that’s it case closed.
So you do all of that just to maybe talk to someone who maybe needs cleaning, and after all those calls, texts, forms, and follow-ups, you still don’t know which building actually needs a cleaner. You’re essentially just hoping you eventually bump into one.
And to make it visual for you guys, I’m actually gonna show you how these commercial cleaning companies are getting clients right now, because this also answers one of the questions you guys ask me all the time: “Saad, how do you somehow know more about these industries than the best marketer I’ve ever watched?”
https://www.reddit.com/r/cleaningbusiness/comments/1ucp1gh/finding_commercial_cleaning_clients/
And when you look at all of this, you can see what they’re struggling with, they’re paying with time, money, energy, while still not getting what they want, which is simply a building that needs cleaning. but…
That’s you. Because I’m gonna show you guys exactly how to help them, and how to charge a lot of money for that help. This is going to be your superpower in this industry. You’re going to know which buildings actually have a reason to need a cleaning company & charge anywhere from $4,997–$7,997 for that service.
And you get to charge that much, because I've charged way more than that in the past, because if you think about it: that is literally what all these marketing, lead gen, AI agencies are trying to accomplish, but fail miserably, but you won't. You’re not gonna be selling them “more leads,” which usually just means a big list of businesses that might need cleaning. You’re not gonna be selling them “more appointments,” which usually just means someone booked a call with a business that still might not actually need a cleaner. And you’re not gonna be selling them more AI workflows, which is basically more software and automation wrapped around the same guessing game. You’re simply gonna sell them the building, the buyer itself.
Well here’s the plan you guys, and this is what a lot of people don’t know: the buildings literally tell you they need a cleaning company.
See when a public building needs a cleaning company, they can't just call their cousin. By law, they have to post it publicly, with a deadline, on a government bidding website. It's basically a note that says "we need a cleaning company, send us your offer by this date." So right now, today, there are hundreds of buildings across America with a public post that says, in plain English, we are looking for a cleaner.
And if some of these buildings already have a commercial cleaning company they’re working with, we can see the exact contract end date, (it’s public!) the government publishes every contract it signs, who has it, what it's worth, and when it ends. Which means you can see, months in advance, this building's cleaning contract ends in March, and soon they’ll need a cleaning company again.
This exists within a hidden database called: USAspending.gov. It's literally the US government's public receipt book. Every contract signed is in there: who's cleaning the building, how much they're getting paid, and the exact day the contract ends. Public, free & No one knows about it.
